PUBLIC HEARINGS:

 

1.      Continued from March 14, 2007; ZTA 06-3-16; City of Indio, Indio Municipal Code Amendment to codify regulations for Condominium Conversions. (Mamun Faruque, Senior Planner) Recommendation: Approve; Resolution No. 1493

Action:

 

2.      Zone Text Amendment 07-3-25; City of Indio; to amend the off-street parking requirements for double striping and the required 24” box-size trees every 4th parking stall.  (Sean Moore, Senior Planner)  Recommendation: Approve; Resolution No. 1498

3.      Change of Zone 07-3-652; City of Indio; to amend various zone districts throughout the City to bring the City’s Zoning Map into conformance with the City’s General Plan Land Use Map.  (Sean Moore, Senior Planner)  Recommendation: Continue to May 23, 2007;   Resolution No. 1499

4.      Environmental Assessment 07-3-467 and Change of Zone 07-3-653; to pre-zone 56.66 acres generally adjacent to the northerly and easterly boundaries of the future Citrus Ranch development west of Dillon Road to change the zoning from Riverside County Estate Residential (ER) and Open Space (OS) to City of Indio zoning designation as Specific Plan (SP). (Sean Moore, Senior Planner) Recommendation: Approve; Resolution No. 1501

5.      Madio Equity Partners, LLC. has filed a development application for the Beaty Pacific Industrial Park project consisting of 42,936 square feet of industrial space on 2.96 acres for the property located on the west side of Madio Street south of Indio Boulevard.  (Silvia Gutierrez, Associate Planner) Recommendation: Approve 

      Action:

      Entitlements include:

 

a.      Design Review 07-3-256; to assess the site configuration and architectural building design for the construction of eight industrial buildings ranging in size from 5,107 square feet to 6,718 square feet and totaling 42,936 square feet on a 2.96 acre site.  Minute Order No. 1536.

 

b.      Conditional Use Permit 07-3-884; to allow the construction of an eight building industrial park on less than 15 acres within the Industrial Development Zone District.  Order No. 1264.

 

c.      Parcel Map 35564; (PM 07-3-356); to subdivide two existing lots that total 2.96 acres into eight individual parcels to accommodate an eight building industrial condominium complex.  Order No. 1263.
