PUBLIC HEARINGS:

 

1.      Continued from January 10, 2006; Jefferson Street Ventures, LLC has filed a development application for the Jefferson Street Commercial Plaza project consisting of 156,650 square feet of retail space on 26.85 acres for the property located on the north side of Varner Road, east of Jefferson Street (Steve Walker, Principal Planner) Recommendation: Continue to March 14, 2007;   Entitlements include:

 

a.      Environmental Assessment; 05-1-417; Certification of the Final Mitigated Negative Declaration.

 

 

 

 

 

 

b.     Project Master Plan; 05-1-38; to outline land use regulations, development standards, and design guidelines for the phased development of a commercial development within the Gateway Conceptual Specific Plan. Resolution No. 1459

 

 

2.      Madison Crossings, LLC; Indio Heritage Market Place has filed an application located on the south west corner of Highway 111 and Madison Street. (Mamun Faruque, Senior Planner) Recommendation: Approve;   Entitlements include:

 

c.      Environmental Assessment; 06-11-460; Certification of the Final Mitigated Negative Declaration.

 

d.     Project Master Plan 06-11-49; to outline land use regulations, development standards, and design guidelines for the development of a mixed use project within the MUSP 300 Specific Plan.  Resolution No. 1491

 

e.      Tentative Parcel Map 34804; (PM 06-11-353) to subdivide approximately 19 acres of land into 20.4 gross acres, including 16 commercial parcels, 11 lettered parcels for retention basins, and parking lots. Order No. 1257

 

f.        Design Review 06-4-221; to review the site design and architectural design including landscaping and parking for the proposed Indio Heritage Marketplace.  Minute Order No. 1530

4.      ONE-YEAR TIME EXTENSION; SunCal; Tentative Map 32287 (TM 04-11-414) within the Terra Lago East development.  The project is located on the east side of Golf Center parkway, north of Avenue 44. (Silvia Gutierrez, Associate Planner) Recommendation: Approve
