PUBLIC HEARINGS:

 

1.   Continued from October 11, 2006; Las Plumas, Inc.; Las Plumas West; has filed an application located east of Jackson Street and Avenue 49. (Mamun Faruque, Senior Planner) Recommendation: Continue to November 8, 2006; Entitlements include:

           

a.      Environmental Assessment 05-12-449; Certification of Final Mitigated Negative Declaration.

 

b.      Change of Zone 05-12-640; to change the land use designation on a 38.03 acre parcel from residential low (RL) to residential medium (RM).  Resolution No. 1459

 

c.      Tentative Tract Map 33875 (TM 05-12-439); to subdivide a 38.03 acre parcel into 171 single-family residential lots and lettered lots for streets, park, and retention areas.  Resolution No. 1460

 

 

 

2.      Continued from October 11, 2006; McComic Consolidated / Transwest Housing; Painted Hills; has filed an application located north of Avenue 44 between the All American Canal and Waste Way No. 3.  (Sean Moore, Senior Planner) Recommendation: Continue to November 8, 2006; Entitlements include:

 

a.      Environmental Assessment 06-9-459; Certification of Final Mitigated Negative Declaration.

 

b.      Project Master Plan 06-4-47; Development of a 27.30 acre parcel into 67 residential lots in a private gated residential community with open space and recreational amenities, paved roadways, concrete walks and driveways, landscape areas, a well site, and underground utilities.  Resolution No. 1468

 

c.      Tentative Tract Map 34351 (TM 06-4-442); to subdivide  27.30 acres into 67 lots for detached single family homes  Resolution No. 1469

 

 

3.      Design Review 06-7-233; Master Builders Plaza II; Kenny Dickerson has filed a development application to construct a 10,560 square foot two-story Medical Office building on 1.27 acres.  The site is located on 46941 Monroe Street.  (Leila Namvar, Assistant Planner); Recommendation: Approve; Minute Order No. 1516

 

 

4.      WD Partners; Rite Aid has filed an application located on the northwest corner of Monroe Street and Avenue 48. (Renata Di Battista, Assistant Planner) Recommendation: Approve; Entitlements include:

 

a.      Change of Zone 06-7-645; to change the zoning from Residential Low Density (RL) to Commercial Office (CO). Resolution No.1470

 

b.      Tentative Parcel Map 35101; (PM 06-9-348); to subdivide 2.66 acres into two parcels. Order No. 1246

 

c.      Design Review 06-7-236; to consider the architecture and landscaping of a proposed 17,262 square foot Rite-Aid on 2.66 acres. Minute Order No. 1517

 

d.      Conditional Use Permit 06-7-867; to consider a drive-thru for the Rite-Aid Pharmacy. Order No. 1247

 

                 

 

 

 

 

 

5.        Walgreens has filed an application located on the southwest corner of Jackson Street and Avenue 48. (Sean Moore, Senior Planner); Recommendation: Approve; Entitlements include:

 

a.            Design Review 06-9-240; to consider the architecture and landscaping of a proposed 14,820 square foot Walgreens on 1.54 acres. Minute Order No. 1518

 

b.            Conditional Use Permit 06-9-870; to consider a drive-thru for the Walgreens Pharmacy. Order No. 1248
