MINUTES:  February 8, 2006

 

PUBLIC HEARINGS:

 

1.      Continued from January 25, 2006; City of Indio has filed an application to consider Zoning Text Amendment 05-11-13; to establish second dwelling unit regulations for residential districts. (Sean Moore, Associate Planner) Recommendation: Approve; Resolution No. 1455

 

2.      Continued from February 8, 2006; Venture Retail Group; Arabia Courtyards has filed a development application located on the southwest corner of Highway 111 and Arabia Street.  (Lonnie Bell, Contract Planner), Recommendation: Continue to a date specific as determined by the Planning Commission; Entitlements include:

 

a.                  Design Review 05-8-188; to review and consider architecture and landscape plans for a proposed 32,300 square-foot commercial shopping center on 3.62 acres. Minute Order No. 1474

 

b.                  Conditional Use Permit 06-1-852; to allow the development of two buildings, proposed bank and fast food restaurant with a drive-thru, and a 4000 square foot convenience market.  Order No. 1222

 

 

3.      Indian Palms Country Club Expansion; The project is the redevelopment of a 23 acre portion of the Indian Palms Country Club located at the southeast corner of Monroe Street and Avenue 48. (Lonnie Bell, Contract Planner) Recommendation:        Approve; Entitlements include:

 

a.                  Environmental Assessment 05-8-440; to adopt a Mitigated Negative Declaration.

 

b.                  Tentative Tract Map 33932 (TM 05-8-435); to subdivide 23 acres into three condominium lots for 233 units, a four-story 78 room hotel, conference building and existing restaurant building. Resolution No. 1456

 

c.                  Conditional Use Permit 05-8-842; to allow for the transfer of density within the site and for building height, the hotel building will exceed the 35-foot height limit allowed under the development code, as will the 3 –story condominium building. Order No. 1223

 

d.                  Design Review 05-8-189; to construct 233 condominium units, a four-story 78 room hotel, convention/conference space in an adjacent 4-story building, including new golf clubhouse with retail shops and restaurant facilities. Minute Order No. 1475

 

e.                  Variance 06-1-381; to reduce the numbers of code required parking spaces. Order No. 1225

 

4.      Conditional Use Permit 05-11-850; Two Jinn Inc.; Aladdin Bail Bonds; to permit a bail bonds service in an existing retail center zoned (RC) regional commercial located at 82280 Highway 111. (Matt Straite, Assistant Planner); Recommendation: Take No Action; Order No. 1224
