PUBLIC HEARINGS:

 

1.      Continued from November 8, 2006; Jefferson Street Ventures, LLC has filed a development application for the Jefferson Street Commercial Plaza project consisting of 156,650 square feet of retail space on 26.85 acres for the property located on the north side of Varner Road, east of Jefferson Street (Steve Walker, Principal Planner) Recommendation: Continue to February 14, 2007;   Entitlements include:

 

a.      Environmental Assessment; 05-1-417; Certification of the Final Mitigated Negative Declaration.

 

b.     Project Master Plan; 05-1-38; to outline land use regulations, development standards, and design guidelines for the phased development of a commercial development within the Gateway Conceptual Specific Plan. Resolution No. 1459

 

 

 

 

 

2.      Zone Text Change 06-3-16; Indio Municipal Code Amendment to codify Condominium Conversion including Mobile Home Parks. (Mamun Faruque, Senior Planner) Recommendation: Approve;  Resolution No. 1485

 

 

3.      Jorge Mathieu has filed a development application located at 43761 Navajo Street.  (Leila Namvar, Assistant Planner) Recommendation: Approve; Entitlements include:

 

a.                  Conditional Use Permit 06-11-877; to allow construction of a two-story single family home totaling 2,452 square feet on a 3,127 square foot lot in the Residential Low zone district.  Order No. 1254

 

b.                 Variance 06-12-384; to reduce the required side and front yard setback in order to build a single-family home on a 3,127 square foot lot in the Residential Low zone district.  Order No. 1255

 

 

4.      Tentative Parcel Map 35237; Desert Venture Group/Palo Verde Business Park; to subdivide 5.5 acres into three (3) parcels for commercial and industrial uses located on the north side of Avenue 45, east of Palo Verde.  (Leila Namvar, Assistant Planner)  Recommendation: Approve  Order No. 1256

 

 

5.      Design Review 06-11-246; California Cove-Madison Estates at Santa Rosa has filed an application for an amendment to Design Review 05-12-204 to review and consider site plans, building elevations and landscape plans for  55 detached single family residential homes on a 61.02 acre portion of the original 73.52 acre site for both phases of Tract 32339 and 32339-1 (Stonefield) located at the northwest corner of Avenue 52 and Jackson Street.  (Mamun Faruque, Senior Planner) Recommendation: Approve; Minute Order No. 1528

 

 

6.      Design Review 06-3-214(A); Hofmann Land Development; An amendment to the Design Review for the construction of 167 cluster residential units including typical landscaping for the proposed 167, cluster residential homes on a 41.54; acre portion of Tract Map 33004 located at the northwest corner of Avenue 52 and Jackson Street.  (Mamun Faruque, Senior Planner); Recommendation: Approve; Minute Order No. 1529
