PUBLIC HEARINGS:

 

 

1.      Change of Zone 07-3-652; City of Indio; to amend various zone districts throughout the City to bring the City’s Zoning Map into conformance with the City’s General Plan Land Use Map.  (Sean Moore, Senior Planner)  Recommendation: Approve;  Resolution No. 1499

 

 

    

 

 

 

 

 

 

 

 

 

2.      Tentative Parcel Map 34965; (PM 07-1-355); Enterprise Industrial Park; Diamond Coast Properties; to subdivide 12.01 acres into 13 lots ranging in size from 0.58 acres to 2.13 acres located at 83-927 Fir Street. (Renata Di Battista, Assistant Planner) Recommendation: Approve;  Resolution No. 1506

 

 

3.      Pulte / Del Webb Sun City Shadow Hills Expansion has filed an application located on the northeast corner of Madison Street and Avenue 40.  (Steve Walker, Principal Planner) Recommendation:  Approve;  Entitlements include:

 

a.                  Environmental Assessment 07-5-470; Certification of Final Environmental Impact Report including a water supply, Mitigation Monitoring Program, and a statement of overriding considerations.

 

b.                 General Plan Amendment 07-5-87; Amendment to the City’s General Plan Land Use Element to remove the R-PD (Residential-Planned Development Overlay), the RL (Residential Low) and the Village Core (VC) designations from the site and designate the site as Specific Plan. Resolution No. 1507

                                           

c.                  Change of Zone 07-5-656; from R-1PD (Single-Family Residential Planned Development) to SP (Specific Plan).  Resolution No. 1508

 

d.                 Specific Plan 06-4-20; to establish the development standards for the development of up to 1,050 single-family age restricted residential units, a golf course, a community center, golf course maintenance yard on 305 acres. Resolution No. 1509

 

e.                  Development Agreement 06-10-22; A contract between the City of Indio and the developer for consideration of the rights and procedures for the development of the 305 acre project site. Resolution No. 1510

 

f.                    Vesting Tentative Tract Map 34920 (TM 07-5-451); to allow the subdivision of 305 acres into a maximum of 1,050 residential lots.  Resolution No. 1511
