PUBLIC HEARINGS:

 

1.      Commission Rules; (Bridget Healy, Assistant City Manager) Recommendation; Review and Comment

 

2.      Continued from November 9, 2005; Zoning Text Amendment 05-10-12; amendment to establish Art in Public Places Program. (Mark Wasserman, Assistant to the City Manager) Recommendation: Approve; Resolution No. 1451

 

3.      Roger Snellenberger Development has filed a development application for an amendment to the Project Master Plan and Tentative Tract Map 33165.  The project is located within the Indian Springs Country Club. (Paul Ireland, Planner) Recommendation: Deny;  Entitlements include:

 

a.                  Amendment to Project Master Plan 00-1-13; to allow the subdivision of 6.92 acres currently used as a golf driving range to 27 residential lots.  Resolution No.1452

 

b.                  Tentative Tract Map 33165; (TM 04-10-413); to subdivide 6.92 acres into 27 residential lots.  Resolution No.1453

 

4.      Stonefield Development has filed a development application located at the northwest corner of Avenue 50 and Hjorth Street. (Mamun Faruque, Associate Planner)  Recommendation: Approve;  Entitlements include:

 

a.                  Tentative Tract Map 32339 (TM 04-7-410); Amendment to the tract map to create two phases (Tracts 32339 and 32339-1) of approximately 73.52 acre site into 81 and 15, one half acre minimum lot size single family residential lots respectively, including re-design and re-alignment of Madison Street.  Resolution No. 1454

 

b.                  Tentative Tract Map 32340 (04-7-411); Amendment to the Tract Map subdividing approximately 28.92 acres site into 18, one acre gross minimum lot size, single-family residential lots, including re-designing and re-alignment of Madison Street.  Resolution No. 1455

 

5.      Design Review 05-8-190; Orr Builders; for the construction of a multi-tenant industrial building totaling 7,764 square feet located on .63 acres of vacant land on the northwest corner of Van Buren Street and Commerce Street. (Sean Moore, Associate Planner) Recommendation: Approve;  Minute Order 1465

 

6.      Design Review 05-10-198; Van Buren Business Park 1, Lots 3 & 4; Charles Anderson, VBBP LLC, has filed an application to review and consider architecture, landscape and circulation plans for two industrial buildings with incidental office uses each with 7,672 square feet of floor area for two lots located on a total of .92 acres of vacant land.  (Mamun Faruque, Associate Planner) Recommendation: Approve;  Minute Order 1466

 

7.      Design Review 05-8-196; Linda Evarts; for the construction of an 8,402 square foot industrial building on a 29,621 square-foot site located on the northeast corner of Caspian Street and Show Case Parkway (Lonnie Bell, Planner) (lot 8, Tract Map 26585-2) Recommendation: Approve;  Minute Order 1467

 

8.      Peter Delanoy; Valley Service Center has filed a development application.  The project is located north of Citrus Avenue and west of Commerce Street in the Citrus Industrial Park. (Matt Straite, Assistant Planner) Recommendation: Approve; Entitlements include:

 

a.                  Conditional Use Permit 01-9-759; to construct a 32,000 square foot multi-tenant Industrial Building on less than 15 acres of land.  Order No. 1217

 

b.                  Parcel Map 33624 (PM 05-8-340); to subdivide one parcel into two parcels for industrial uses, one 3.07 and 1.4 acres.  Order No. 1218

 

9.      Saied Kouhkan has filed a development application located on the west side of Van Buren Street (APN: 610-410-050). (Lonnie Bell, Planner) Recommendation: Approve;  Entitlements include:

 

a.                  Conditional Use Permit 05-11-849; to develop a 49,017 square-foot parcel.  A conditional use permit is required for property that is less than 15 acres in size.  Order No. 1219

 

b.                  Design Review 05-9-195; to review and consider architecture and landscape plans for a proposed 12,928 square-foot industrial building on a 49,017 square-foot site.  Minute Order No. 1468
