PUBLIC HEARINGS:

1. Regency Centers has filed a development application located at the southeast corner of Jackson Street and Avenue 42, north of the I-10 freeway; (Sean Moore, Senior Planner) Recommendation: Approve; Entitlements include:

a. Environmental Assessment 06-1-457; Certification of the Final Environmental Impact Report with Mitigation Monitoring Program.

b. Development Agreement 06-7-21; a contract between the City of Indio and the developer for consideration of the rights and procedures for the development of the 56-are commercial retail center. Resolution No. 1484

c. Tentative Parcel Map 35029 (06-6-347); to subdivide an approximately 56-acre parcel into 15 commercial lots. Order No. 1252

d. Conditional Use Permit 06-6-864; to allow retail uses in the BP (Business Park) District, up to six drive-thru businesses and a comprehensive sign program. Order No. 1253

e. Design Review 06-6-232; to review and consider architecture, landscape and circulation plans for a 48,7000 square foot shopping center (Indio Jackson Retail center) on a total of 56 acres of vacant land. Minute Order No. 1527
