MINUTES:  November 30, 2005 and December 14, 2005

 

PUBLIC HEARINGS:

 

 

  1. Continued from November 30, 2005; Indio Fashion Mall Specific Plan 05-11-17 and Draft Program Environmental Impact Report 05-11-442.  The Program EIR has been prepared by the City of Indio which evaluates the potential environmental impacts of the proposed Indio Fashion Mall Specific Plan.  The Specific Plan project area is generally bounded on the north and west by Hwy 111, on the east by Arabia Street, and on the south by John Nobles Avenue. (Dave Lepo, Nancy Ferguson, Environmental Consultants) Recommendation: Approval to City Council; Resolution No. 1456

 

 

 

 

 

 

2.      Design Review 05-11-200; proposal from Ashbrook Communities for the construction of 133 residential units on 41.56 acres located north of Avenue 44 and east of Golf Center Parkway, within the proposed Terra Lago Master Planned Community. (Lonnie Bell, Planner) Recommendation: Approve; Minute Order No. 1469

 

 

3.      Design Review (Extension); 04-8-132; Architectural review to construct two new commercial buildings totaling 14,000 square feet located at the northeast corner of Avenue 44 and Golf Center Parkway. (Matt Straite, Assistant Planner) Recommendation: Approve; Minute Order No. 1470

 

 

4.      City of Indio has proposed two items. (Sean Moore, Associate Planner) Recommendation: Approve;  Entitlements include:

 

a.                  General Plan Amendment 05-11-74; An amendment to the City’s General Plan Land Use Element to re-designate a portion of the Lemon Drop Ranch from Open Space (OS) to Specific Plan (SP) and designate the other portion of the Lemon Drop Ranch into the City’s General Plan from Riverside County Land Use designations of Open Space Conservation and Light Industrial (LI) to Specific Plan (SP).  The site is located on the west side of Dillon Road, north of Interstate 10 consisting of twenty-two parcels totaling 1,183 acres. Resolution No. 1457

 

b.                  Environmental Assessment 05-11-444; The Initial Study found that the proposed project will not have any negative impacts on the environment, a negative declaration is proposed. Resolution No. 1458

 

 

5.      Parcel Map 34100 (05-11-342); Heritage Court; Stephan Schmidt is requesting to create 7 parcels on 10.6 acres located on the southeast corner of Fred Waring Drive and Jefferson Street. (Lonnie Bell, Planner) Recommendation: Approve; Order No.1220
