PUBLIC HEARINGS:

 

1.      Madison Crossings, LLC; Indio Heritage Market Place has filed an application located on the south west corner of Highway 111 and Madison Street. (Mamun Faruque, Senior Planner) Recommendation: Continue to February 14, 2007;   Entitlements include:

 

a.      Environmental Assessment; 06-11-460; Certification of the Final Mitigated Negative Declaration.

 

b.     Project Master Plan 06-11-49; to outline land use regulations, development standards, and design guidelines for the development of a mixed use project within the MUSP 300 Specific Plan.  Resolution No. 1491

 

 

 

 

 

c.      Tentative Parcel Map 34804; (PM 06-11-353) to subdivide approximately 19 acres of land into 20.4 gross acres, including 16 commercial parcels, 11 lettered parcels for retention basins, and parking lots. Order No. 1257

 

d.     Design Review 06-4-221; to review the site design and architectural design for the proposed Indio Heritage Marketplace.  Minute Order No. 1530

 

2.      Design Review 06-7-234; Martana at Polo Estates (Phase ll); Hofmann Land Development; to construct 174 detached single family residential homes including typical front yard landscaping (Phase II), as a part of the approved 160-acre master planned community development. (Mamun Faruque, Senior Planner) Recommendation: Approve; Minute Order No. 1531

    

3.      Parcel Map 35361; Polo Estates; Jim Hildenbrand; to subdivide 20.23 acres into two (2) lots of equal area in a private residential community located on the northwest corner of Jackson Street and Avenue 52. (Silvia Gutierrez, Associate Planner) Recommendation: Withdraw ; Order No. 1258

 

4.      Design Review 06-12-248; Indio Land Ventures, LLC; SunCal Companies; The Cabana at Terra Lago Phase ll; for the construction of a Cabana building containing showers, bathrooms and pool equipment storage.  The project site is located on a 7-acre portion of Tract 32341-5, Lot “O”. (Silvia Gutierrez, Associate Planner)  Recommendation: Approve; Minute Order No. 1532

 

5.      Conditional Use Permit 06-12-879; Mark and Marilyn Wold; to allow construction of a 300 square foot detached Casita located at 45519 Green Hills Court located within the Indian Palms Country Club. (Daniel Arvizo, Associate Planner) Recommendation: Approve; Order No. 1259

 

6.      The City of Indio Corporate Yard has filed a development application located east of Jackson Street, south of Avenue 45 (83101 Avenue 45).  (Leila Namvar, Assistant Planner); Recommendation: Approve; Entitlements include:

 

a.                  Environmental Assessment 06-12-462; The City has prepared an Environmental Assessment for the project, which recommends the adoption of a Negative Declaration.

 

b.                 Conditional Use Permit 06-12-880; to allow a Corporate yard in a Public Zone District.; Order No. 1260

 

c.                  Design Review 06-12-250; to construct a 73,936 square foot two-story building on 8.55 acres. Minute Order No. 1533

 

 

7.      Business Center Associates, LLC; Stan Smolin filed an application located at 43216 Madison Street on the east side of Madison Street, south of Indio Boulevard.  (Silvia Gutierrez, Associate Planner) Recommendation: Approve; Entitlements include:

 

a.                  Tentative Tract Map 35293 (TM 06-11-447); to create an eight (8) unit industrial condominium complex on a 2.79 acre property.  Resolution No. 1492

 

b.                 Conditional Use Permit 06-11-878; to allow the industrial development on a property with less than 15 acres. Order No. 1261

 

c.                  Design Review 06-11-247; to construct eight (8) warehouse buildings containing 38,977 square feet of gross office and warehouse space.  Minute Order No. 1534
