PUBLIC HEARINGS:

 

1.      Zone Text Amendment 06-4-18; City Initiated; to modify and set forth zoning regulations for the Country Estates Indio Ranchos area (CEIR) (Steve Walker, Principal Planner) Recommendation: Approve; Resolution No. 1461

 

2.      Mt. Zion has filed an application located on the south side of Indio Boulevard, west of Clinton Street and north of Jonquil Avenue. (Leila Namvar, Assistant Planner) Recommendation: Approve  Entitlements include:

 

a.                  General Plan Amendment 06-3-79; to change the General Plan land use designation from residential low (RL) to residential high. (RH). Resolution No. 1462

 

 

 

 

 

 

 

b.                  Change of Zone 06-3-642; from residential low (RL) to residential high (RH). Resolution No. 1463

 

c.                  Tentative Tract Map; 06-3-441 (TM 34602); to subdivide 2.61 acres into two parcels for a church and for condominium purposes. Resolution No 1464

 

d.                  Conditional Use Permit 06-3-855; to allow a church in the residential high zone district. Order No. 1233

 

e.                  Design Review 06-3-215; to consider the architectural and landscaping design to construct an 8,454 square foot church and a 26,317 square foot 36-unit senior condominium project. Minute Order 1501

 

3.      Gene Scarcello; Walgreens (Evergreen); has filed a development application located on the northwest corner of Jackson Street and Avenue 42. (Yvonne Franco, Assistant Planner) Recommendation: Approve; Entitlements include:

 

a.                  Design Review 06-4-226; to consider the architecture and landscaping of a proposed 14,820 square foot Walgreens on 1.64 acres.  Minute Order No. 1502

 

b.                  Conditional Use Permit 06-4-863; to allow a drive-thru pharmacy.  Order No. 1234

 

4.      Tentative Parcel Map 30964;(PM 03-8-321); John Megay; One Year Extension; to subdivide a 5.59 acre lot into four numbered lots and one lettered lot located on the south side of Highway 111, between the all American Canal and Clinton Street. (Renata Di Battista, Assistant Planner) Recommendation: Deny; Order No. 1235

 

5.      Mr. Henry Yanez has filed a development application located on Madio Street, south of Indio Boulevard. (Leila Namvar, Assistant Planner); Recommendation: Approve; Entitlements include:

 

a.                  Design Review 06-5-224; to construct an 8,947 square foot industrial building.  Minute Order No. 1503

 

b.                  Conditional Use Permit 06-5-860; to allow retail and office uses on less than 15 acres located within the Industrial Park zone district.  Order No. 1236

 

 

 

 

 

 

6.      Design Review 06-6-230; Ryland Homes; Villarosa; to consider the architecture and landscape of 78 single-family residential homes in Terra Lago Planning Area 12 on 12.71 acres located on the northeast corner of Golf Center Parkway and Avenue 44. (Yvonne Franco, Assistant Planner) Recommendation: Approve; Minute Order No. 1504

 

7.      Design Review 05-5-182 (A); Hog Wild Restaurant; Grotto Bar; an amendment to the previously approved Design Review for the construction of 2,475 square foot grotto bar and mechanical storage vault addition to the Hog Wild BBQ Restaurant located on 9.79 acres on the north side of Highway 111, west of Shields Road. (Sean Moore, Senior Planner) Recommendation: Approve; Minute Order No. 1505

 

8.      Tentative Parcel Map 34599 (PM 06-6-346); Vanir Development Company; to subdivide a 3.64 acre parcel into two lots located on the southwest corner of Jackson Street and Avenue 48. ( Sean Moore, Senior Planner) Recommendation: Approve; Order No.1237

 

9.      Design Review 06-6-231; Luca Francini; to review and consider architecture and landscape plans for five industrial buildings totaling 120,990 square feet on 7.39 acres of vacant land. (Renata Di Battista) Recommendation: Approve; Minute Order No. 1506

 

10. Zone Text Amendment 06-6-23; City Initiated; to modify and set forth projections into yard(s) standards. (Sean Moore, Senior Planner) Recommendation: Approve; Resolution No. 1465

 

11. Zone Text Amendment 06-6-21; City Initiated; to modify distance requirements to operate machinery adjacent to residential uses. (Sean Moore, Senior Planner) Recommendation: Approve; Resolution No. 1466
