MINUTES:  February 22, 2006

 

PUBLIC HEARINGS:

 

1.      Trendamerica Development has filed a development application to subdivide approximately 40 acres into 132 detached single-family residential homes within a private gated community (Desert Pearl), located south of Avenue 41 between Monroe Street and Madison Street, and on the west side of proposed Clinton Street. (Mamun Faruque, Associate Planner) Recommendation: Approve Entitlements include:

 

a.                  Environmental assessment (EA 05-12-447); Certification of the Final Mitigated Negative Declaration for the Desert Pearl Trendamerica Project.

 

 

 

 

 

b.                  Project Master Plan (PMP 05-12-46); to outline land use regulation, development standards, and design guidelines for the phased development of a private gated residential community within the residential Village low density designation of the Gateway Conceptual Specific Plan.  Resolution No. 1457

 

c.                  Tentative Tract Map 34192 (TM 05-12-440); to subdivide 40 acres of land into 132 single-family.  Resolution No. 1458

 

 

2.   Las Plumas, Inc.; Las Plumas West; has filed an application located east of Jackson Street and Avenue 49. (Mamun Faruque, Associate Planner) Recommendation: Approve; Entitlements include:

 

a.      Environmental Assessment 05-12-449; Certification of final Mitigated Negative Declaration.

 

b.      Change of Zone 05-12-640; to change the land use designation on a 38.03 acre parcel from residential low to residential medium.  Resolution No. 1459

 

c.      Tentative Tract Map 33875 (TM 05-12-439); to subdivide a 38.03 acre parcel into 171 single-family residential lots and lettered lots for streets, park, and retention areas.  Resolution No. 1460
