1.      Continued from April 12, 2006; City Initiated; Zone Text Change 06-1-15; to amend several aspects of the City’s Zoning Code, such as zoning requirements, zoning standards, administrative items and CEIR zone text changes. (Sean Moore, Associate Planner); Recommendation: Approve; Resolution No.1461

 

2.      Continued from April 26, 2006; Venture Retail Group; Arabia Courtyards has filed a development application located on the southwest corner of Highway 111 and Arabia Street.  (Sean Moore, Associate Planner),  Entitlements include:

 

 

 

 

 

 

a.                  Design Review 05-8-188; to review and consider architecture and landscape plans for a proposed 32,300 square-foot commercial shopping center on 3.62 acres. Minute Order No. 1476

 

b.                  Conditional Use Permit 06-1-852; to allow the development of two buildings, proposed bank and fast food restaurant with a drive-thru, and a 4000 square foot convenience market. Order No. 1225

 

 

3.                  Design Review 06-3-214; Polo Estates; Hofmann Land Development has filed an application proposing to construct 167 one and two-story cluster residential homes on a 41.54 acre portion of Tract Map 33004 (phase 1) as part of the approved master planned community development, located at the northwest corner of Avenue 52 and Jackson Street. (Mamun Faruque, Associate Planner) Recommendation: Approve; Minute Order No. 1492

 

4.         Design Review 06-3-216; Tim Mann Industrial building; to review and consider architecture, landscape and circulation plans for a 16,367 square foot, one-story industrial building with four suites and incidental office uses on a total of 1.32 acres of vacant land; 45-795 Commerce Street. (Mamun Faruque, Associate Planner) Recommendation: Approve; Minute Order No. 1493

 

5.         Parcel Map 32456; 06-2-344; James Fedor; to subdivide 5 acres into two (2) parcels located on Avenue 51 and Los Palos Drive. APN: 767-100-006. (Renata Di Battista, Assistant Planner) Recommendation: Approve; Order No. 1230

 

6.            Jefferson Street Ventures, LLC has filed a development application for the Jefferson Street Commercial Plaza project consisting of 156,650 square feet of retail space on 17.35 acres for the property located on the north side of Varner Road, east of Jefferson Street (Steve Walker, Principal Planner) Recommendation: Approve; Entitlements include:

 

a.      Environmental Assessment; 05-1-417; Certification of the Final Mitigated Negative Declaration.

 

b.      Project Master Plan; 05-1-38; to outline land use regulations, development standards, and design guidelines for the phased development of a commercial development within the gateway Conceptual Specific Plan. Resolution No. 1459

 

 

 

 

7.      The City of Indio has filed a zone text amendment and a change of zone to create a new zoning designation and standards for the central residential section of Indio located south of Tahquitz Avenue, north of Bliss Avenue, east of Monroe Street, and west of Rubidoux Street. (Sean Moore, Associate Planner) Recommendation: Approve; Entitlements Include:

 

a.      Zone Text Amendment; 06-4-17; to add the RLCI (residential low central Indio) to the zone text.  Resolution No. 1460

 

b.      Change of Zone 06-4-643; to change the zoning from RL (residential low) to RLCI (residential low central Indio)
