PUBLIC HEARINGS:

 

1.      Design Review 06-3-218; San Indio Palms; to construct 32 condominiums in the Indian Palms Country Club on previously approved Tract Map 14690; APN 614-351-084 (Mamun Faruque, Assistant Planner) Recommendation: Approve; Minute Order No. 1487

 

2.      Continued from May 10, 2006; Jefferson Street Ventures, LLC has filed a development application for the Jefferson Street Commercial Plaza project consisting of 156,650 square feet of retail space on 17.35 acres for the property located on the north side of Varner Road, east of Jefferson Street (Steve Walker, Principal Planner) Recommendation: Continue to June 14, 2006; Entitlements include:

 

 

 

 

 

a.      Environmental Assessment; 05-1-417; Certification of the Final Mitigated Negative Declaration.

 

b.      Project Master Plan; 05-1-38; to outline land use regulations, development standards, and design guidelines for the phased development of a commercial development within the gateway Conceptual Specific Plan. Resolution No. 1459

 

3.      Continued from April 26, 2006; Venture Retail Group; Arabia Courtyards has filed a development application located on the southwest corner of Highway 111 and Arabia Street.  (Sean Moore, Associate Planner), Recommendation: Continue to June 14, 2006;  Entitlements include:

 

a.                  Design Review 05-8-188; to review and consider architecture and landscape plans for a proposed 32,300 square-foot commercial shopping center on 3.62 acres. Minute Order No. 1476

 

b.                  Conditional Use Permit 06-1-852; to allow the development of two buildings, proposed bank and fast food restaurant with a drive-thru, and a 4000 square foot convenience market. Order No. 1225

 

4.      Design Review 06-4-220; Pulte Homes; to consider the site design and architecture for a 7,200 square foot, City of Indio Fire Station on a 1.25 acre parcel, located on the south side of Avenue 40, east of the All American Canal.  (Sean Moore, Associate Planner) Recommendation: Approve; Minute Order No. 1494

 

5.      Design Review Modification 05-1-156 (A); Regency Homes; Espana; A modification to a previously approved model home design for a 160-acre gated subdivision, located at the northeast corner of Adams Street and Avenue 40. (Yvonne Franco, Assistant Planner) Recommendation: Approve; Minute Order No. 1495

 

6.      Mitchell Mini Storage has filed a development application located on 81-211 Indio Blvd.  (Sean Moore, Associate Planner) Recommendation: Continue to June 28, 2006;  Entitlements include:

 

a.                  Design Review 05-12-205; to consider the architectural and landscaping design of 83,853 square foot development that will include a mini-storage facility, commercial office building and fast food restaurant. Minute Order No. 1496

 

b.                  Conditional Use Permit; 05-12-851; to allow commercial, retail, and office uses on less than 15 acres located within the Industrial Park zone district. Order No. 1231

 

 

 

 

7.      Conditional Use Permit 06-1-854; William Tribble; Faywill Alternative Housing; to allow an existing Community Care facility to expand from a six-bed facility to a twenty-bed facility within residential low zone district, located on the south side of Avenue 43, east of Kenya Street. (Sean Moore, Associate Planner) Recommendation: Withdrawal

 

8.      The City of Indio has filed a zone text amendment and a change of zone. (Steve Walker, Principal Planner) Recommendation: Approve; Entitlements Include:

 

a.                  Zone Text Amendment; 06-5-19; to add the RM-MHD (Medium Density-Mobile Home Park Developed District to the city’s zoning Code.  Resolution No. 1462

 

b.                  Change of Zone 06-5-644; to change the zone from RL (residential low) to RM-MHD (Medium Density-Mobile Home Park Developed) for the property generally described as approximately 600 feet north of Highway 111 and 310 feet west of Madison Street. Resolution No. 1463

 

ADMINISTRATIVE ITEMS:

 

9.      City of Indio; Review of Proposed 2006-2007 Capital Improvement Program, for consistency with the City of Indio General Plan. (Michael Busch, Finance Director)
