MINUTES:  January 11, 2006

 

PUBLIC HEARINGS:

 

  1. Continued from January 11, 2006; Indio Fashion Mall Specific Plan 05-11-17 and Draft Program Environmental Impact Report 05-11-442.  The Program EIR has been prepared by the City of Indio which evaluates the potential environmental impacts of the proposed Indio Fashion Mall Specific Plan.  The Specific Plan project area is generally bounded on the north and west by Hwy 111, on the east by Arabia Street, and on the south by John Nobles Avenue. (Dave Lepo, Nancy Ferguson, Environmental Consultants) Recommendation: Approval to City Council; Resolution No. 1456

 

 

 

 

 

 

2.      William Tribble has filed a development application located on the south side of Avenue 43 between Burr Street and the All American Canal; APN 606-130-017 & 018. (Sean Moore, Associate Planner); Recommendation: Approve; Entitlements include:

 

a.                  Tentative Tract Map 32629 (TM 05-10-436); to subdivide 8.60 acres of vacant land into 25 single-family residential lots ranging in size from 8,000 square feet to 11,119 square feet within a gated community with private streets, retention basin lots, and a private park. Resolution No. 1457.

 

b.                  Environmental Assessment 05-12-445; Certification of Final Mitigated Negative Declaration.

 

 

3.      City of Indio has filed an application to consider Zoning Text Amendment 05-11-13; to establish second dwelling unit regulations for residential districts. (Sean Moore, Associate Planner) Recommendation: Continue

 

 

4.      City of Indio has filed an application to consider a Specific Plan Amendment 05-12-18; to amend the Permitted Uses, Conditional Uses, and Prohibited Uses, within the MU(SP-300) Planning Area (Sean Moore, Associate Planner) Recommendation: Approve; Resolution No.1458

 

 

5.      Parcel Map 34141 (PM 05-11-343) Ofelia P. Baker; to subdivide 2.01 acres into two (2) one-acre parcels located on Avenue 50 and Lundberg land. (APN: 616-300-032) (Matt Straite, Assistant Planner) Recommendation: Approve; Order No. 1221
